The Year In Review: The Top Sales in the Washington Metropolitan Area

Across our firm, the Average Sale Price of real estate transactions increased 13% from $927,000 to $1,050,000.

Doing Our Part: A Personal Message From Mark C. Lowham

On June 19, 1865, Union Troops entered Galveston, Texas to announce the end of the American Civil War and, in doing so, the end of the institution of slavery in the United States.

Known as Juneteenth, this day has come to signify one of celebration in the African-American community and the beginning of a new chapter in the story of the United States.

As we reflect the senseless killing of George Floyd and engage in a national conversation about race, civil rights, and the very idea of what it means to be an American, we find ourselves on the precipice of another important moment in our country's history.

Since the inception of our company in 1988, TTR Sotheby's International Realty has taken a leadership role in the communities in which we live and serve, and today we stand in solidarity with those who seek to create a more just world for everyone.

My partners, Jonathan Taylor, Michael Rankin, Derrick Swaak and David DeSantis, are unified in our commitment to take stock of what more we can do and to enact real, tangible change.

First, to help facilitate greater awareness, education, and solidarity with our African-American colleagues, TTR Sotheby's International Realty is proud to make June 19th a permanent paid holiday.

In acknowledging Juneteenth in this manner, we empower over 500 real estate associates across the Washington area with the time, energy, and resources to celebrate the African-American community and to establish ourselves firmly as advocates of inclusion and equality.

But as we drill deeper into the day to day operations of our firm, we, like so many, see a number of ways to improve.

First, TTR Sotheby's International Realty will continue to hire talented professionals who are representative of the communities in which we live and serve. This means being intentional about making sure our staff and associates reflect the rich diversity which makes the Washington area so exceptional. Our roster will continue to grow with individuals of a wide range of backgrounds who share our vision for meaningful change.

Next, we will be doubling down on further training for our roster of real estate associates to ensure we remain passionate evangelists for the ideals of Fair Housing, the moral pillars of our industry and a critical topic where we can contribute to the larger conversation around racial inequity in the United States.

These ongoing training initiatives will be in partnership with our local and regional real estate associations, as well as with our partners at the National Association of Realtors, an organization that represents the interests of real estate professionals on a national scale.

In addition, TTR Sotheby's International Realty has commenced a series of regular Town Halls with our associates to discuss topics related to race and social consciousness.

In creating an environment for open and honest conversation about these important topics, we strive to empower our associates with a safe space to explore ideas and collaborate with their colleagues in a productive and impactful manner. These forums will include national experts on diversity and inclusion who will help us all understand the issues and opportunities around these challenging topics.

Further, TTR Sotheby's International Realty will use the long arms of its media platform to create more awareness around diversity and social justice. Our print and digital media touches hundreds of thousands, if not millions, of people across the Washington region, the United States and worldwide. As we develop content for these channels, we will be very deliberate to highlight opportunities for learning and meaningful progress towards equality.

Finally, in cooperation with our network of philanthropic partners throughout the Washington area, TTR Sotheby's International Realty will take steps to ensure our resources and energies are working towards the greater goal of reenforcing social justice in our community. Our partners at Teach for America and N Street Village, as just two examples, are already doing so much for our communities, and we are committed to working side by side with them as we reenforce our commitments to help extend and enhance their efforts.

As we outline the specific actions we are taking during this time, we know there will be much more we can do — actions we have yet to consider or emerging areas for which we may not have a clear answer at this moment. Broker View: A Personal Message From Mark C. Lowham on COVID-19

As the world grapples with the COVID-19 pandemic, our commitment to our clients, our colleagues, and to the communities in which we live and serve remains stronger than ever. 

The State of the Market 

The Washington Metropolitan Area’s economy is stable. The government, professional services, and technology sectors which make up the vast majority of jobs in the region will continue to be in increasing demand, despite what the stock market or the news media may suggest.

Across the region, we continue to see low housing inventory, which gives sellers an advantage, while historically low interest rates offer significant benefits to buyers at all price points. Should stock market volatility continue, there is a sense that there will be a move to real estate as an investment opportunity. 

In the immediate term as consumers navigate this current period of uncertainty, we do expect a decline in new listings as well as lower instances of in-person showings as a result of the increased requirement for social distancing. 

Despite these short term projections, we remain confident in the strong fundamentals of the Washington Metropolitan Area’s real estate market and its status as one of the world’s most desirable places to live, to work, and to visit.

The New Rules of Engagement

As a result of the pandemic, new routines and new social practices have emerged — some of which will be temporary, while others may remain indefinitely. 

So what is the “new normal” for real estate showings, open houses, and the day-to-day interactions between real estate professionals, their clients, and their customers?

As we are already seeing, schools, non-profit organizations, and businesses — including TTR Sotheby’s International Realty — have adopted remote working policies to enforce social distancing. During this period, we encourage virtual meetings and online communication until further notice from our partners in our various state, local, and federal institutions.

Regarding the day-to-day obligations to our clients and to our customers, we look to the ideals of the Fair Housing Act, which ensure equal opportunity and equal treatment to all who seek the services of real estate professionals and access to housing. 

Effective last week, TTR Sotheby’s International Realty suspended public open houses for the foreseeable future as well as non-essential visits to our brokerage offices. Our team of trusted real estate advisors have been asked to work from home, as well as most members of our leadership team.

Showings will be by appointment only at the discretion of the listing agent and their client, and certain screening and safety measures may be required for visitors upon entrance.

As contracts and agreements between buyers, sellers, and various stakeholders continue, digital means of communication, collaboration, and cooperation will be used whenever possible.

A Call To Action

As part of that, we are encouraging our associates, clients, and vendors to STAY HOME as much as possible. That will ultimately serve us all, particularly those most at risk.

Sotheby's International Realty Achieves Record $114 Billion in Global Sales Volume in 2019

Sotheby’s International Realty is pleased to announce that its affiliated brokers and sales professionals achieved more than $114 billion USD in global sales volume, the highest annual U.S. sales volume performance in the history of the brand. $102 billion USD of the global sales volume was achieved in the U.S., marking another record accomplishment for the brand.

“In 2019, the Sotheby’s International Realty® brand continued to achieve solid growth,” said Philip White, president and chief executive officer for Sotheby’s International Realty. “The brand expanded into new countries and territories and entered new markets in the U.S. We continued to make strategic business decisions that benefitted both our independent sales associates and affiliate companies. I am immensely proud of the hard work and dedication from our vast global network, and I look forward to continuing this momentum in 2020.”

2019 Achievements

Propelled by a strategic business move in March 2019, when Sotheby’s International Realty integrated its affiliate network and company-owned brokerage into one global organization, 50 new Sotheby’s International Realty offices were opened, bringing the brand’s presence to 1,000 offices in 70 countries and territories and more than 23,000 affiliated sales associates worldwide.

Sotheby’s International Realty continued to lead the category with the roll-out of exclusive marketing affiliations and first-ever technology launches, announcing it will soon unveil a new, fully integrated website. The brand’s existing website, sothebysrealty.com, saw another record year with more than 34 million visits, a 14 percent increase year-over-year. In addition, Sotheby’s International Realty was the first real estate brand to launch and implement mixed reality to its Curate by Sotheby's International Realty sm augmented reality app, which merges the real world with virtual home staging. The platform can be utilized in various homebuying and selling scenarios, and particularly benefits agents and developers to help prospective buyers envision their new home. To support the daily business needs of the network’s more than 23,000 independent sales associates, the brand unveiled Current by Sotheby’s International Realty® a robust marketing suite of technology tools consisting of best-in-class and exclusive apps, which provide sales associates with a distinctive and competitive edge in the market. For partnerships, the brand entered into an affiliation with Bloomberg.com as the exclusive launch sponsor for a new luxury properties marketplace.

The Sotheby’s International Realty brand and its independent sales associates continued its support for New Story, the brand’s charitable partner and a certified 501(c)(3) non-profit organization. As a result, 83 families, who were among those who lost their homes in the 2017 earthquakes, were able to move into their new homes in Morelos, Mexico. A total of 153 homes in Haiti and Mexico were funded through the initiative.

Global Growth

This year observed significant growth for the brand’s existing affiliate companies in the United States through recruitment efforts and strategic mergers and acquisitions. Most notably, the brand increased its market presence in Brooklyn, New York; the Greater Boston area, Massachusetts; and Indiana. The brand also entered several new key markets last year, expanding the Sotheby’s International Realty network’s presence to 43 states across the country. Outside the U.S. the Sotheby’s International Realty brand achieved more than $12 billion USD in sales volume and continued to expand into key markets around the world. In Europe, the brand grew its presence in Monaco; France; and Berlin and Binz, Germany. New offices were also opened in Doha, Qatar; and Paphos, Cyprus, expanding the brand’s global presence in marketing luxury listings. In the Caribbean and South America, the brand saw growth in Zapallar, Chile, an upscale residential community located two hours outside of Santiago; and agreements were signed to expand into the Anguilla territory. In the Asia-Pacific region, new offices were opened in Tauranga, New Zealand; and Port Douglas, Hobart, and Perth, Australia.

As CEO and Managing Partner of TTR Sotheby's International Realty, Lowham led the firm to over $3.4 Billion closed sales in 2019 and represented some of the Washington Metropolitan Area's most significant real estate transactions, including the sale of the historic Merrywood estate of McLean, Virginia.
